The Bluffs Senior Apartments at 135 DP Road has been developed under the Federal Low Income Housing Tax Credit program and is designed to meet the needs of moderate and middle-income households. The property is designed for seniors: at least one member of each household must be 55 years old or older; however, all members must be at least 18 years of age.
Canyon Walk, a sister property located across the street and currently accepting applications, is designed for families and accepts applicants of all ages.
The total household income of all family members must be below 60 percent of the area median income as adjusted for family size. A limited number of units are also designated for households with incomes below 50 percent of area median income.
Households qualifying for the 50 percent units must have incomes below $53,000 or $60,550 for a 1- or 2-person household, respectively. Program rent guidelines for Los Alamos County would permit monthly rents of $1,354 and $1,617 for the one- and two-bedroom apartments, respectively. However, the units are being offered at introductory rents of $1,250 and $1,450, respectively.
Households qualifying for the 60 percent units must have incomes below $63,060, $72,660 or $81,720 for a one, two, or three-person household, respectively. Program rent guidelines for Los Alamos County would permit monthly rents of $1,638 and $1,958 for the one- and two-bedroom apartments, respectively. However, the units are being offered at introductory rents of $1,450 and $1,650, respectively.
The number of units designated for 50 percent families is limited and are assigned on a first-come / first-served basis.
According to an information sheet provided by the Bluff Senior Apartments, the allowable rent is subject to change annually and is based upon area median incomes for Los Alamos County as published by the U.S. Department of Housing and Urban Development.
A standard refundable deposit, ranging from $250 to one full month’s rent, has been established and is determined based upon credit, rental history, and other scoring factors.
The apartment complex owners hope to receive a certificate of occupancy by the end of December with occupancies starting in January. However, the exact date when apartments will be available for occupancy is dependent upon the completion of construction. An exact date has yet to be announced.
