In this article I would like to talk about recasting a loan vs refinancing, some ways to lower your payment.

Sometimes a buyer purchases a new home before selling their current one, planning to use the proceeds from the sale to pay down the principal on the new loan. While applying those funds directly to the principal can shorten the loan term and reduce total interest paid over time, it usually does not reduce the monthly payment.

If your goal is to lower your monthly payment after making a large principal payment—perhaps from the sale of a previous home, an inheritance, or a bonus at work—you may want to explore two primary options with your lender: a loan recast or a loan refinance.
